Home Building Process Explained Part 3: Pre-Permit Review Appointment

The home building process can be somewhat of a mystery to those who have not been through it with us before. At Rockford Homes, we want to provide you with a step by step guide through our building process so you know what to expect along the way. Our goal is to make your home building experience as easy and stress-free as possible. This month in our blog series we will discuss the pre-permit review appointment. This is an important step in making sure your home is drawn to your specifications and approved by municipalities for construction. This is the final step before we begin building your dream home!

After the Design Meeting

Last month we discussed the details of your design meeting. Once you have made all of your selections and customized your home to the way you want it, our architectural team begins drawing your blueprints. Drawings can take 3-4 weeks to complete. While we are working on your drawings and before your pre-permit meeting, you should begin thinking about specific features in your homes such as lighting and smart devices and start planning for those by visiting our preferred vendors.

Visit Rockford’s Preferred Vendors

There are certain aspects of the building process in which it may be beneficial to visit our preferred vendors before your pre-permit meeting. Based on your needs, we will provide you with guidance on who you should visit. For example, if you have specific lighting needs such as an entryway chandelier, you will want to visit our preferred lighting vendor’s showroom at Michael David Lighting. If you have smart home needs like a Nest thermostat or a whole-home stereo system, visit Crystal Clear Audio and Video to discuss your options and plans for your home. Visiting these vendors while you are waiting for your drawings will help you prepare for all of your home’s final touches. These well-planned features will help make your home yours!

Your Drawings

Once we have completed your drawings, your home consultant will have 72 hours to set up an appointment with you to review your drawings. This is your pre-permit review appointment. In this appointment, we will carefully go over your blueprints to make sure all of your specific options and customizations were drawn correctly. While this is not an opportunity to make changes, we do want to make sure our interpretation of your needs is reflected accurately in the drawings. We will also use this as an opportunity to familiarize you with your blueprints. You should know your new home inside and out and we are here to help you do so.

Building Permit

After you approve the blueprints we have drawn for you. We will take them to the municipalities to obtain a building permit. Once we have a building permit, we will finally begin the construction of your home. You will begin to see all of your planning and dreaming come together as we break ground and begin building your new home!
